A community based approach to development

MASS-D as the owner, developer and design architect brings to market, 3 single family residences in the heart of Silver Lake on one of the neighborhood’s most eclectic and vibrant streets. Under the auspices of the city’s small lot subdivision ordinance, MASS-D has created a sensitive and appropriate residential typology which is well suited to the aesthetic character of the community and helps to upgrade the current street scape at the property.

The Urban Experience

Surrounded by multi-family homes on all sides, the gently sloping plot of land lends itself to very comfortably house 3 single family residential homes on its 3 existing natural terraces. With a minimal amount of grading and excavation, the homes are sited to maximize comfortable and secured access to the units while minimizing the impact to the land itself.

An Appropriate Design

In keeping with the inspiration from a mid-century modern aesthetic, the project has aspired to create a modern and appropriate architecture with a supporting landscape that is both environmentally sustainable and aesthetically pleasing. Drought tolerant plants, permeable outdoor paving and natural renewable materials are used to support the development’s commitment to sustainability. The project employs modern technologies and features including solar ready roof deck areas, renewable and low/no VOC finishes, and passive solar orientation to ensure minimal heat gain for the indoor spaces. A strong focus on streetscape and the pedestrian experience ensures a welcoming street presence for the homes with a warm and inviting entry from the street.

The Homes

The newly constructed homes offer open, flexible floor plans with high ceilings and generous glass windows and sliding doors to take advantage of the impressive views and to allow for maximum natural light penetration and ventilation. The setting of the homes above the immediate street level allows the homes private, expansive and uninterrupted views; unique to each of the 3 homes - City Lights of Hollywood, the Hollywood sign and Griffith Onservatory to the North West, Silverlake Hills to the East, Downtown and; on a clear day, the Pacific Ocean from the South and West. Each of the homes have been designed with their respective unique site conditions and view opportunities in mind. All 3 homes have distinctly different floor plans and layouts all sharing a common ideology of simplicity, efficiency, flexibility and a clean and modern aesthetic; a “blank canvas”, for the new home owners to make their own.
